Opulence Unveiled: September Edition

As the city shifts into fall, the real estate market is moving with a blend of energy and discernment. In Manhattan, the median sale price in August was $1,250,000, a 13.6% increase year-over-year, even as it edged down from July. The average price per square foot held steady at $1,576, up more than 10% compared to last year, with properties spending slightly less time on market, underscoring sustained demand.

Brooklyn showed equal resilience: the August median sale price rose to $1,250,000, a 14.2% annual increase, while the average price per square foot reached $1,065, marking a 14% jump year-over-year. Inventory eased slightly, and while contract activity softened compared to last summer, buyers remained active, especially when properties were priced with precision.

Across both boroughs, the story is consistency with a competitive edge. Buyers are engaged, but selective; sellers who align with the market continue to achieve strong results. With fall underway, it’s an ideal moment to reflect on your real estate goals and position yourself strategically for the months ahead.

Whether you’re considering a purchase, preparing to sell, or simply curious about the market, The Richard Steinberg Team is here to guide you with trusted expertise and tailored insight.
