Opulence Unveiled: November Edition
As the holiday season quickly approaches, Manhattan and Brooklyn continue to present compelling market narratives. Manhattan saw strong momentum in October, with the median sale price jumping 16.5% month-over-month and contract signings surging 32%. Condos led with a 40.7% increase in signed contracts, while co-ops gained traction with an 18.3% rise in activity. Year-over-year, the average sale price increased 4.4% and price per square foot climbed 3.6%, demonstrating steady appreciation.
Brooklyn's market showed more measured movement, with the median sale price dipping 4.3% from September but still up 2.2% compared to last October. Houses emerged as the strongest segment, with median prices rising 5.3% year-over-year and contracts signed increasing 13.7%. The average price per square foot across the borough rose 3.8% year-over-year, indicating underlying price strength, while contracts signed increased 13.9% month-over-month.
Together, both boroughs reveal a market characterized by selective buyer enthusiasm, differentiated performance across property types, and continued opportunity as we head into year-end.
